anyone here have any opininons on investing in cheap real estate down in the georgia area.

I’ve found some fixer uppers for about 11,000-15,000 that i could pay cash for and flip or owner finance and resell.

That’s a good idea, providing you live in that Georgia area and you can inspect the property and the neighborhood BEFORE you buy. If the property needs more than just cosmetic work, or the whole neighborhood is for sale, has boarded up houses galore and police crime statistics that are sky high, then you are better off to just pass on it.

The most likely reason the price is so cheap, is because the homes are so run down that no one will buy them "as is." Here is what your competition looks like:
